Multi-tenant commercial floors at scale
North Charleston has more multi-tenant commercial buildings than any other municipality in the metro. For property managers handling these buildings, coordinating strip-and-wax schedules across multiple tenants is a logistical challenge — tenants have different operating hours, different floor types, and different schedules.
Our whole-building strip-and-wax programs consolidate this complexity. Common areas (lobbies, hallways, restrooms, elevator vestibules) are scheduled under a single contract; individual tenant scopes are coordinated separately. This produces consistent quality across the entire building and typically reduces total cost compared to each tenant hiring independently.
Large-format retail and big-box floors
Rivers Avenue and Ashley Phosphate host substantial big-box and large-format retail. These floors — often 30,000 to 100,000+ square feet — require ride-on auto-scrubbers and specialized strip-and-wax planning.
Our large-format protocol layers in: ride-on auto-scrubber stripping, multiple finishing crews working simultaneously to complete coats during available downtime, and phased-by-section scheduling for stores that can’t close completely. Total project time for a 50,000 square foot floor runs 16–24 hours; we typically schedule across a Saturday-evening-to-Monday-opening window.
Medical district floor work near Trident
The Trident Medical Center area and surrounding medical district hosts dozens of medical office buildings, urgent care centers, and specialty clinics with VCT or sealed-vinyl flooring. These floors require specific protocols: hospital-grade EPA-registered stripping chemistry, infection-control-compatible drying procedures, and coordination with practice operations on after-hours access.
We service several Trident-area medical buildings and coordinate with practice managers on schedules that minimize patient disruption. Most medical-office strip-and-wax projects schedule weekend windows (Friday evening through Monday opening) to allow full drying and avoid Monday-morning traffic on uncured finish.
